How do I change my reservation price on Airbnb? ›

As a Host, you can change the price of a confirmed reservation by sending your guest a trip change request. If the guest accepts the request, the reservation will be updated and the guest will be charged or refunded if necessary. If they decline or don't respond, then the reservation will stay as is.

If you decline, the proposed changes don't take effect, and the existing reservation details remain as is. There are no penalties for declining, but if you're a Host, there are a few issues to consider when responding to a trip change request from a guest.

The short answer is yes, you can negotiate your Airbnb stay. To do so, simply contact a host to ask for a discount or propose a lower price. Then the host has an opportunity to provide a special offer that's only available to your account.

Once you've booked an Airbnb, neither your host or Airbnb can change your rate. But that doesn't mean your Airbnb experience will be trouble-free. Airbnb allows a host to request a pricing change. If you accept the change, you will pay the new rate.

Depending on the Host's pricing, changing the number of guests may affect the total cost of your trip. The original total and new total will show once your reservation changes are confirmed.

Airbnb rentals are generally cheaper when booked four weeks in advance. For this analysis, we only included properties with availability across all time frames. This means the same properties were lowering their prices about a month out compared to last-minute bookings or those made well in advance.

If you cancel before the day of check-in, an automated review will be posted to your listing's profile indicating that you canceled one of your reservations. These reviews can't be removed, but you may be able to write a public response to clarify why you needed to cancel.

Is it bad to decline Airbnb inquiry? ›

Declining an inquiry signals to the guest that their needs aren't a good fit for your space and encourages them to request another listing. But none of these actions directly affect your acceptance rate. If you pre-approve an inquiry and the guest books your space, that counts as an acceptance.

Rates and availability on Airbnb are synced through your software provider. There are a few cases where changes made directly on Airbnb might override the rates or availability sent via your software. For example, the most common causes for price differences are promotions and discounts.

Many hosts charge an Airbnb extra guest fee as part of their pricing strategy. The extra guest fee applies to each guest beyond their standard occupancy, up to the maximum number of people they allow in their space.

Is the Airbnb Cleaning Fee Negotiable? Because each host determines their own cleaning fee, it is technically negotiable. However, it's not a good idea to list your cleaning fee as being negotiable on your Airbnb listing. This could invite non-stop debates and bargaining from guests.

If you modify a reservation, you change a detail of a booking because someone who has booked a room has asked you to.

If you change a reservation, you move a booking to a different date because someone who has booked a room has informed you that they wish to stay there on a different date.

Can I make changes to my booking? It's not possible to make any changes to your booking. This includes actions like changing the stay dates, guest name or email address.

You can send them a message or pop open the Airbnb app and call them. If you're wondering about check-in details and instructions, you'll find them 48 hours before the check-in date on your reservation's itinerary page. If all communications failed and you can't contact your Host, contact us.

If you've read the listing details and you still have questions, you can message a Host to ask about availability, amenities, your specific needs, etc. Go to the listing and click or tap Contact Host to send a message.

What percentage does Airbnb take? ›

The answer to this question depends on the specific Airbnb or other host you are looking at. Generally speaking, prices tend to go up as you get closer to the stay date due to increased demand and limited availability.

If a Host cancels a reservation prior to check-in, their guest will automatically receive a full refund. If a Host cancels 30 days or less prior to check-in, and the guest contacts us, we will also assist the guest with finding comparable or better accommodations.

Upper-scale hotels show less difference comparing peak and low season prices than do middle-scale hotels. Airbnb landlords discriminate prices according to seasonality, but contrary to the hotels, there are generally no differences between weekday and weekend pricing.

Your rights as a Host

It's up to you, as the Host, to decide if you can accommodate any extra people. If guests show up with extra people, you have the right to turn them away.

Before you book, a Host will only be shown your first name and identity verification status. Your full name and profile photo will be shared with the Host after your booking is confirmed.

Achieve Superhost status

Airbnb requires hosts to maintain a 90%+ response rate to obtain the coveted badge. Although achieving Superhost status doesn't lead to an immediate increase in bookings, you will see an improvement over time.

Based on hosts' responses on the Airbnb community and other forums, anywhere between 2% and 2.5% is a good booking rate for your property.

You can also decline an inquiry, which prevents the guest from sending a request. Make sure to review our Nondiscrimination Policy before you decline. Turning down a lot of requests can impact your reservation rates and where your listing shows up in search.

The Airbnb Strict cancellation policy allows guests to receive a full refund if they cancel within 48 hours of booking and at least 14 days before a listing's check-in time. In the event of a cancellation within 48 hours, the guest is only entitled to 50% refund, regardless of how far out the check-in date is.

Don't over-apologize, but show the guests respect and gratitude. Pro tip: Start with an apology and end it with how you're working to improve the situation. Example: “Sincere apologies that (insert what they said here), but I have now (insert how you have improved here).”

Read Airbnb's Extenuating Circ*mstances Policy to see if your situation applies. Make sure you have any required documentation ready. Cancel your booking by selecting “I have an extenuating circ*mstance” Contact Airbnb to file a claim and submit documentation within 14 days of cancellation.

Considering data from numerous sources, Airbnb automatically updates your listing's price according to market demand, only ever staying within the minimum and maximum prices you have decided.
