If you’re planning to buy or build a new primary residence, you might consider requesting a TSP loan. There are two types of TSP loans: general purpose loans and primary residence loans.

A general purpose loan can be used for any purpose, including buying or building a house. And you don’t have to provide any supporting documentation when you apply. But the maximum term (i.e., repayment period) on the loan is 60 months.

If the amount you want to borrow is too high for you to be able to repay it within 60 months, you’ll need to apply for a primary residence loan. The term of a primary residence loan can be anywhere between 61 and 180 months. But this type of TSP loan can only be used for buying or building your primary residence.

A primary residence is one that you plan to live in for most of the year. A vacation home or second home is not considered a primary residence. Furthermore, you cannot use a primary residential loan for refinancing or repaying an existing mortgage, for renovations or repairs, for buying out another person’s share in your current home, or for the purchase of land only.

For a primary residence loan, supporting documentation showing the costs associated with the purchase or construction of your primary residence is required. We must receive this documentation within 30 days of submission of your loan request, so be sure you’ll be able to gather it within that time frame before you make your request.

Keep in mind that a residential loan is not a mortgage, and your loan interest payments are not tax deductible as they might be for a mortgage or home equity loan.
