Real estate pro Ben Caballero is breaking records yet again. He individually sold 6,438 homes in 2020, topping his own previous world record in sales. That sales record equates to moving $2.46 billion in real estate in just one year alone.

Even Caballero is shocked he was able to break another record. “One Guinness World Record title is the honor of a lifetime. But three? It’s simply stunning,” says Caballero, founder and owner of HomesUSA.com, based in Dallas.

To accomplish that feat, Caballero sold, on average, more than 120 homes a week—or 17 homes every single day of the year. Caballero is the most productive real estate agent in U.S. history.

So, How Exactly Does He Do It?

Caballero credits technology—a proprietary SaaS listing management and marketing platform that he developed, which allows him to maximize sales exclusively in the new-home market. Caballero, who has worked in real estate for about six decades, represents 60-plus builders in new-home hot spots in Texas, like Houston, Dallas-Fort Worth, Austin, and San Antonio. He does not work directly with home buyers.

Caballero developed an internet application that automates many processes needed to manage MLS listings in new-home construction. He helps home builders place properties on Texas MLSs as they’re available. “By making maximum use of technology—tools like spreadsheets, calendars, paper forms, and more—manual tools are eliminated,” Caballero says. “It is incredible what technology can do. … Without this technology, it would be impossible for me or anyone else to achieve these levels of transactions.”

Speed is essential to home builders, Caballero says. For example, he can get new listings and changes to existing listings on the MLS within an average of 13 minutes. His technology also ensures accuracy of listings, with 52 automated valuations to catch any errors.

Caballero is a former home builder himself. “I understand what builders want from agents,” he says. “I also know agents must have accurate and complete information, or they will not trust the source.”

Can He Shatter Another Record?

Caballero nearly doubled his sales total from the first time he nabbed the Guinness title in 2018 for selling 3,556 homes in 2016. (Note: There’s some lag time due to verifying numbers.) In 2019, he earned the title for 5,801 verified home sales in 2018.
