I know Jeffrey likes the term Resident instead of Tenant, and I've sort of adopted that terminology as well.

Except just today I realized they seem to have specific legal meanings, at least far as NC is concerned:

(9) "Resident" means any natural person who lawfully resides in a leased residential premises who is not a signatory to a lease or otherwise has no contractual relationship to a landlord. The term includes members of the household of a tenant.

(10) "Tenant" means any natural person or entity who is a named party or signatory to a lease or rental agreement, and who occupies, resides in, or has a legal right to possess and use an individual rental unit. (1995, c. 419, s. 1.)

Just one more thing to know!

Tenants are on the lease, if they are over 18 they can allow a repairman entry if she/he does not have a pass key, but they are not in a position to discuss lease terms with a manager or owner, when this happens at my shacks I ask them to write down their name on a paper so I am sure to whom I am speaking, then while holding the paper I ask them what their address is - crickets... And my next 50bux rent increase to the tenant....
