Council tax for buying a property in Bulgaria

In compliance with the Local Taxes and Fees Act (LTFA), each year, the municipalities in Bulgaria independently determine the size of the municipality tax for purchasing a property. For example, the municipality tax in Nessebar (including Sunny Beach, Saint Vlas, Kosharica, and Obzor) is fixed at 3%, whereas the tax in Burgas is fixed at 2.5% and Gabrovo at 2%. Property tax is estimated on the sale price of the property. For a property of a sale price of 20,000 Euros, the municipality tax in Nessebar will be 600 Euros, 500 Euros in Burgas, and 400 Euros in Gabrovo.

Notarial fees for buying a property in Bulgaria

The rate of notarial fees is fixed nationwide and is also determined by the sale price of the property. The notarial fees can be considered as a type of fee charged for completing a transaction and drafting a new title deed. The fee for drafting a title deed is the same as the fee for completing a transaction. For example, for a property with a sale price of 20,000 Euros, in Nessebar, the notarial fee for completing the sale will be roughly 200 Euros. Value-added tax (VAT)
