Why Should You Invest in
Real Estate?

There are four great reasons why any sophisticated investor would have real estate as part of his/her investment portfolio: Leveragability, Positive Cash Flow, Combat Inflation, Diversification. Learn more how these can help grow your investment portfolio below!

Investor - Tarah Frig (16)

LEVERAGABILITY

Real Estate is a “hard asset” which makes financing easy. This means you can benefit from owning the asset with only having to put down part of the purchase price. And even better yet, you can get the down payment from equity you have in your own home and can deduct the interest you pay on your line of credit off your income taxes!!

POSITIVE CASH FLOW

Real Estate can be cash generating investment, especially when treated like a business. Watching the market for rent increases, monitoring expenses and filling the property with the proper tenant can all lead to better returns and more cash in your pocket.

COMBAT INFLATION

In times of inflation, when purchasing power is declining, individuals as well as investors seek “hard” or “real” assets to maintain wealth. Real Estate is an excellent vehicle to hedge against inflation as its value increases at least as much as (and historically more than) the rate of inflation.

DIVERSIFICATION

As part of any portfolio, real estate allows you to reduce the risk by holding real assets. You can also diversify by holding real estate in different areas that vary by economic class. Finally, within one city, you can purchase multiple building or different building types to diversify within the same asset class.

INFRASTRUCTURE

The infrastructure in Leduc is seeing tremendous growth! The latest government funded project, the 65th Overpass, will be built to cross highway 2 and open up the south side of the Edmonton International Airport. All three levels of government have guaranteed funds as it is key to the expansion of the Airport and it will open up access to the west side of Leduc as well as the create another exit for Leduc Common. There is also another High School being built on the west side of Leduc that is a partnership between public and private dollars.

It is located 33 kilometers south of the provincial capital of Edmonton and is part of the Edmonton Capital Region metropolitan area. Leduc is strategically located in the Capital Region and offers rail connections between the Capital Region and the expanding deep water port at Prince Rupert, British Columbia. DENSIFICATION

Over the past few years Leduc’s population has grown in every direction and in over 8 local communities we are seeing the need to create more homes for families, especially within older neighbourhoods. Since the city of Leduc has now changed its bylaws to permit basem*nt suites (as long as the building permits are followed), we are seeing more opportunity to grow your investments. Basem*nt suites are now allowed in duplexes and in all single family homes offering buyers more potential and better use of their investment properties.

I want my clients feeling empowered to spread their wings and know that they deserve to live the life of their dreams and grow their own roots within the community of Leduc.

Client Experiences

Tarah helped my partner and I buy a home last summer. We were both first time home buyers and honestly quite nervous about the whole process. A friend of mine highly recommended Tarah after she had just purchased her condo. From the beginning she was outgoing, open to ANY and ALL questions, and always answered us so quickly. If she didn’t know the answer, she found out for us. We looked at quite a few homes and she always gave her honest opinion when asked and made sure that we found the home that was perfect for us. I will recommend Tarah to everyone I know looking for a home. I honestly don’t think we could have had a better realtor.

Lindsey McKellar

Tarah is extremely knowledgeable about the Leduc community, regulations and real estate market. She is willing to share her knowledge and to go the extra mile. I highly recommend Tarah for homeowners and investors.

Deanna Boyden

Tarah has made the entire process of buying my first rental property both stress free and a pleasure! She is been a wealth of knowledge and has always taken the time to help me understand the different parts of the deal from start to finish with professionalism and genuine care. I would, and have, recommended Tarah to friends and coworkers; and would gladly work with her again. Thank you Tarah!!

Adam P

My husband and I are reasonably new to the area and Tarah was born and raised in Leduc and knows it like the back of her hand and has always been there to answer any questions we had. Anything from the schooling system, to local hot spots, great places to eat, fun activities with kids of all age ranges, and local attractions she knows it! Shes invested in her community and the people she works with and goes above and beyond for her clients! If you want a realtor that knows the community and is going to put your family right where you belong Tarah is your girl!

Jamie Lee Griffin

Tarah is a motivated hard worker. Putting all her time and attention Into every detail of her job, making sure you get what you want. It’s hard to come across someone who really cares about their job and whoever they’re helping, that’s how I would describe her and every experience I’ve had with her. Thank you for all your hard work that you put into everything you do!
