Hello friends! In case you didn’t hear the news, we’re moving to Florida! And we’ll be renting out our home in Utah as an Airbnb. So, I put together a booklet to welcome the guests who will be staying with us. If you’re renting your space too, here’s how to make an Airbnb welcome book with a free template!

To start off, I here’s a list of things to include in your welcome book. After that, I’ll give a more detailed explanation. Further down, you’ll find your copy of the free welcome book template.

Welcome Page

First of all is the welcome page! Since you want people to feel nice and welcome in your home, I like including this. It sets a positive tone, and it’s also your chance to give your guests a greeting.

A few more things I included on my welcome page were my address, my contact information and how many guests my home can accommodate. For safety reasons, I edited those out of the image above, but the picture still gives you a good idea.

About

Next is the about page, where you share a little about your home and yourself! This part adds a personal touch, so your guests know more about the people who own the house they’re staying in.

Also, I include some more contact information, like email and phone number.

Another thing you can include on this page is emergency information like the nearest hospital and police department.

Check In and Check Out

After the about page, I added all the information about checking in and out of the Airbnb. This is where you can detail how to get in and out of the home, as well as the hours you prefer that they check in and out.

However, you can include quite a bit of info on this page! I also included directions for how to get to our house from the nearest airport and our address with a Google Map link (if you’re sharing the welcome book electronically).

Another thing you could add on this page is the wi-fi info. Since that’s the first thing people want to know, feel free to add it here.

Also, you can include parking information for your home on this page. Or, feel free to add it on the ‘Getting Around’ page.

Places to Eat

On the next page, you can add your favorite local places to eat! For example, you can share your favorite restaurants, bars and coffee shops so people know what the best things are nearby.

Another thing you can do is add how far each place is on foot or by car, so people know about how long it’ll take them to get there.

Things to Do

The next thing to include are entertaining things people can do around your home.

First, you can share some things they can do within 30 minutes of your home. Also, you can include the price of each activity.

For example, there are some fun museums near our house that people might not necessarily know to visit. So, we’re including them in this section!

Then, you can include activities that are within an hour or two drive that would be worth seeing. For instance, there are a lot of kid’s activities about two hours from us that could be worth a day trip, so we include them in this part.

If you think it’s worth seeing for your guests, include it on this page!

Getting Around

Another important page to have is how your guests can expect to get around.

For instance, let your guests know if Uber is or isn’t available in your area. Or if there are any specialty transit options that they can take advantage of.

For example, the bus where we live is actually free! So, that’s definitely something we want our guests to know about.

However, my city isn’t super walkable, so I recommend that my guests rent a car for the best experience possible.

Whatever you want your guests to know about transit and getting around, this is the place to include it.

Shopping and Groceries

Another important thing to share is where your guests can do all their shopping and buy groceries.

You could include fun places to buy souvenirs, where they can go thrifting or the best malls or outlets nearby.

Also, your guests will want to know where to buy their groceries. Personally, I find it helpful to know a little about the grocery store, so people know what to expect when they shop there.

Wherever you think your guests will enjoy shopping or your grocery store preference, include it here!

House Rules

Next, it’s important to add all the rules you want your guests to adhere by during their stay.

Here’s an example of things to include:

  • If they’re allowed to have parties or events
  • If people other than registered guests are allowed or not
  • Specify that they’re not allowed to use the premises for any illegal activities
  • If smoking is allowed or not
  • Specifics about what they’ll be responsible concerning damages
  • If pets are allowed or not
  • If there’s a quiet time after a certain hour
  • Any fees for lost keys

Another thing you could include is what’s included and what’s not included. For example, towels and sheets are included. But air conditioning is NOT included.

Be as specific as possible so your guests know what to expect, what they need to bring and any rules you want them to keep.

Electronics Manual

Finally, your guests will want to know about how to use any electronics you have to offer them.

For instance, any Netflix, TV or password details could be included here.

One rule of thumb for electronics is to explain how to use it as if you were explaining it to your grandma (lol). It might be easy for you to use, but it might not be as clear to someone who’s staying in your house for the first time.

So, include detailed trouble-shooting information, and anything else they’ll need to know to access the electronics you’ll be sharing with them.

**Update- after publishing this, I decided to add a page to my welcome book that encourages my guests to share about my Air BNB on Instagram. Selfishly, I love to see guests enjoying the house. It’s also a great way to generate organic content for the Instagram account for my house.
