I mashed up a few sets (and a couple proxies) for this median home price historical data. The NAR has a restrictive sharing license for non-REALTOR®s (such as me). Therefore, we can use the data only if we substantially transform it: I do that by sampling over a year. Here's my rough algorithm: If you want to adjust for inflation,I used NSA CPI-U. It's perhaps a controversial choice (CPI-Uincludesshelter) but should do a decent job showing price level. Use the raw data and your favorite deflator if you disagree. Recession datescome from the National Bureau of Economic Research. The tool automatically checks for updates from the FHFA (home prices) and Bureau of Labor Statistics (CPI) once a week. Depending on the data release, it will only be a maximum of one week out of date with those series. That means if reported inflation is ahead of home prices, it will inflation-adjust the front month or two (so you will likely see a front month real price above the nominal price). High or low home prices don't mean much in a vacuum - and that includes measures that include things such as "multiple of income". There's no requirement to buy a home in any market, nor do you need to refinance if rates move against you (assuming you already have a fixed mortgage and a better rate). Homeownership rates also count people who bought a home already and currently live in it. I prefer to look at home affordability instead. That shows how home prices, incomes, and prevailing mortgage rates interact. That gives you a better idea than using prices alone about how accessible it is for people to move into a new home in current conditions. Can you get US median home price data before 1953?
Shiller's monthly data started in 1953; we merely have a yearly home value resolution before then. If you clamor enough, I'll extend the series further back with linear interpolation.
Why are you deriving historical median home values and not average home values?
Home prices have an extensive span, and there are some wildly expensive properties in the United States. Median is a better representation of home sales than average.
Why look at single-family home prices?
Some of it is personal interest and my sense of what the "American Dream" might be (or was... depending on how expensive homes are when you're looking).
I don't know the condo, co-op, townhome, or multi-family market well enough to try to create proxies. However, single-family homes are mostly comparable countrywide, so this feels like a good series.
Is this data reasonable?
Yes, arguably. In a sense, looking at home-price data for a country as large as the United States is weirdon its face.
Small local markets aremostlyblended away. If California, Texas, or New York change housing policies, it can move the whole country's median home price.
So, it's about as reasonable as looking at any US-aggregated data. I also trust the underlying indices to get us in the actual market's ballpark.
Consider: we look at recessions on a country-level but also recognize that some regions or industries might be in contraction while others are expanding.
In short: apply the same skepticism to this aggregated data as you do other aggregates.
