Insider Info for Flagstaff Ranch Homebuyers

Flagstaff Ranch Golf Club requires either Golf ($60,000) or Social Membership($30,000) both are "equity positions" in that you will receive 75% of that money back when you sell your property. Some people call the 25% fee retained by the Golf Club a transfer fee but it really is not unless a mortgage company wants to call it that. The monthly dues for a Golf membership are $720, which includes unlimited free golf. If you have either membership, you have full use of all community amenities such as the tennis courts, pools, fitness center, indoor post office, and restaurants. Golfing passes and special offers through the club allow Social members to play golf on occasion.

There is a Master HOA which maintains the community, 24hr entry guard gate, etc. that monthly fee is $198. There is a one time Capital Improvement fee of $1,188 for the Master Association. It is a fire-wise community and large bins are provided to get rid of pine needles and pine cones- there are many community projects in the works such as a community garden for growing herbs and vegetables.

Flagstaff Ranch Mutual Wastewater is a utility but is managed by the community to use reclaimed water for all the beautiful landscaping and greens. There is a one time fee of $1200.
