Does Painting A House Increase Resale Value? (1)

Poor Quality Painting Can Have A Negative Effect

Do not consider doing the painting yourself unless you are confident that you can do a good job. Substandard painting full of drips, roller marks and wiggly cut-in lines will devalue your property. There’s nothing more obvious than a sloppy paint job that was done at the last minute before listing a house. If a buyer decides to give an offer they are going to consider the time, effort and expense of re-painting. If you paint your house make sure it’s a professional high quality paint job that will help raise the value.

Take Care of Repairs And Re-paint Or Buyers May Think There Are Current Issues

Obviously you don’t want to disguise issues in your home with paint, but once you have fixed a problem whether it be in the walls or ceiling you want to have it looking its best. For example, once the source of a water stain has been resolved in a ceiling you don’t want buyers guessing if it’s an old or reoccurring leak. The stained area should have a sealer applied over it so that it doesn’t bleed through and then the ceiling should be re-painted. If there are cracks in the drywall they should be repaired before painting. Remember buyers see everything you don’t take care of.

Remember You Are Painting To Sell And Not For Yourself

Remember you are painting for resale and not for your own personal taste. It’s best to stay away from bold or dramatic colours. By keeping colours in neutral tones you will appeal to the largest market of buyers. You want to create a space that feels liveable, where anyone can move in without feeling the need to make immediate changes. This is also true when painting a house exterior. Buyers do not want to have such a negative feeling about the colour that it becomes one of the first changes they need to make.

What Are The Priority Areas To Paint If I Am Selling My House?

  • A freshly painted front door and/or the foyer or entry area will create a pleasing welcome and good first impression.
  • The main living areas of the home where the most time is spent such as living rooms, family rooms and kitchens.
  • Buyers can easily get turned off by bathrooms. If the ones in your home are not looking their best considering freshening them up with paint.
  • Any areas that appear dingy, weathered or stained or are in visual need of painting because of chipping or peeling paint.
  • Areas with bold or dramatic colours, re-paint them with more subtle colours to appeal to the majority of home buyers.
  • Children’s rooms that have had vibrant colours or applications put on the walls.
  • Spaces with trendy or dramatic faux finishing.
  • Rooms with extremely outdated colour trends from the past. Remember hunter green and burgundy walls from the 90’s?
  • As mentioned earlier, ceilings with discolouration or water stains. This is something that stands out to buyers and may trigger red flags. Make sure the source of any water stains have been resolved prior to painting.

Preparing Older Homes To Sell

Renew the look of old homes by repairing imperfections in the walls, doors and trim work. Don’t forget to take your ceilings into consideration. Many people do not realize how discoloured their ceilings have become. Having them freshly painted white can add a lot of brightness to your rooms.

The exterior of an older home can be brought up to date with the right colour selections. Old wood siding can be made to look new again by filling nail holes and cracks before it’s painted. Painting a house exterior is a big investment. If potential buyers know it’s recently been done, It’s one less thing for them to worry about or price haggle over.

Before and After Photos Of A Home Being Prepped And Painted To Sell

Consideration was being taken to put new siding on this older home. It was deemed too costly, instead a lot of preparation work was done to the existing siding. Holes and cracks were filled and a deeper paint colour was chosen for the house body which helps to hide the imperfections of the older siding. The landscaping was cleaned up and refreshed. Fresh bark mulch was added along with some new shrubs. The old aluminum windows were replaced and the shutters and screen door were removed. The front door was painted in a dark charcoal to make a statement. See our post on home improvements to make for re-sale for more ideas of how to prepare your house to sell.
