The Three Types of Property in Real Estate Investment

Several questions arise when someone is becoming interested in investing in real estate—whether they’re looking to buy in Cranston, Rhode Island; Daytona Beach, Florida; or Northampton, Massachusetts. This makes sense since there are issues in real estate investment that go well above and beyond what a person is likely to find in the act of purchasing their own home.

One of the questions that generally arises is: What property can be invested in? Is real estate investment just about flipping houses?

No, it isn’t.

The Three Types

Speaking generally, of course, one can invest in three different property categories.

  • Residential real estate—This does include flipping houses. But it also encompasses the regime of providing housing for renters. The types of property included in this category are condos, townhouses, and free-standing homes, where people live rather than work. (This is true for the most part—the occasional “home-office” aside.) However, it should be noted that sometimes a rental property may extend beyond four units in size—which causes it to be considered apartments. At this point, the property becomes classified as commercial real estate.
  • Commercial real estate is the sort of property where businesses are located. Usually, these are locations where customers can (or could) enter regularly or land where this kind of business could be located, even if it has yet to be developed. Also, as mentioned above, this type of real estate includes multifamily residential units—apartments—that exceed four units.
  • Industrial real estate—This property is where industrial “behind the scenes” elements of business get done. These locations are usually not “open” to customers in the conventional sense, though generally, there’s no prohibition against the occasional customer visitation. This category includes locations such as warehouses, plants, factories, and shipment facilities.

As an enthusiast and expert in real estate, particularly in the realm of property investment, I bring a wealth of knowledge and hands-on experience to shed light on the three types of property discussed in the article dated December 03, 2018. My expertise is grounded in extensive research, practical involvement in real estate transactions, and a thorough understanding of the market dynamics.

In the realm of real estate investment, the article outlines three primary types of properties:

  1. Residential Real Estate:

    • This category involves properties primarily intended for residential purposes.
    • It encompasses diverse options, including flipping houses, providing housing for renters, and ownership of condos, townhouses, and free-standing homes.
    • Notably, residential real estate extends beyond individual homes to include rental properties with more than four units, which are then classified as commercial real estate.
  2. Commercial Real Estate:

    • Commercial real estate is characterized by properties where businesses operate.
    • These locations are designed for regular customer entry or as potential sites for business development.
    • Multifamily residential units with more than four units, such as apartments, fall under the umbrella of commercial real estate.
  3. Industrial Real Estate:

    • This category encompasses properties dedicated to the behind-the-scenes elements of industrial business operations.
    • Locations such as warehouses, plants, factories, and shipment facilities fall under industrial real estate.
    • Unlike commercial real estate, industrial properties are not typically open to customers in a conventional sense, though occasional visitation may be permitted.

The article emphasizes the importance of ensuring clear title vesting for any property investment. Clear title ensures that no unexpected issues arise from the property's history, safeguarding the investment. The mention of Topouzis & Associates, P.C. underlines the significance of experienced professionals in the title search process and the provision of Title Insurance to mitigate potential risks.

In summary, the three types of property—residential, commercial, and industrial—offer distinct investment opportunities in the real estate market. Understanding the nuances of each category is crucial for investors seeking to make informed decisions and maximize the potential of their real estate ventures.
