As an expert in legal matters, particularly in the realm of property law, I bring a wealth of knowledge and practical experience to the table. My expertise extends to the intricacies of the Code of Alabama, with a specific focus on Title 35 - PROPERTY, Chapter 9A - UNIFORM RESIDENTIAL LANDLORD AND TENANT ACT, and more precisely, Article 3 - Tenant Obligations. One of the key provisions within this legal framework is Section 35-9A-304, which addresses the tenant's obligations regarding the use and occupation of the dwelling unit.

Section 35-9A-304 of the Code of Alabama (2016) states that, unless otherwise agreed upon, a tenant is obligated to use the dwelling unit solely for residential purposes. This means that the tenant should occupy the premises as a dwelling unit and not engage in activities that go beyond its intended residential use. Additionally, the rental agreement may include a provision requiring the tenant to notify the landlord in advance of any anticipated extended absence from the premises exceeding 14 days. This notification must be given no later than the fifth day of the extended absence, providing landlords with necessary information about the temporary vacancy of the dwelling unit.

It's crucial to note that the information provided is based on the 2016 version of the Code of Alabama, and a disclaimer accompanies the text, cautioning that these codes may not represent the most recent version. Acknowledging the dynamic nature of legal codes, the disclaimer emphasizes the importance of checking official sources for the latest and most accurate information. The disclaimer also disclaims any warranties or guarantees about the accuracy, completeness, or adequacy of the information contained on the website.

In summary, Section 35-9A-304 of the Code of Alabama (2016) underscores the tenant's responsibility to use the rented premises exclusively for residential purposes, unless there is a different agreement in place. The provision also highlights the landlord's right to be informed of any extended absence exceeding 14 days, adding a layer of transparency between tenants and landlords. As a legal enthusiast with a demonstrable understanding of the subject matter, I encourage individuals to refer to official sources for the most up-to-date information on Alabama's legal codes.
