200 spots open on waitlist for middle-income units at ritzy Upper West Side rental

A housing lottery launched this week to replenish the waitlist at a high-end apartment building on the Upper West Side. Applications are currently being accepted for a 200-spot waitlist for the West End Towers, a two-tower, 1,000-unit complex at 75 West End Avenue. Qualifying New Yorkers earning 130 percent of the area median income can apply for the available units, studios between $1,997 and $2,137 per month and one-bedrooms between $2,224 and $2,601 per month. Eligible applicants will be randomly selected and placed on the waitlist for future vacancies.
Amenities at the Towers include a one-acre park, parking garage, a concierge, fitness center run by New York Sports Club with a pool, children’s playroom, a playground, and on-site laundry. Plus, there’s a free shuttle bus to Columbus Circle.
While the building perks are nice, its location really makes it a stand-out. Juststepsfrom Riverside Park on one side and all Lincoln Center has to offer (read: the New York Philharmonic, the Metropolitan Opera, New York City Ballet, etc.) on the other. And proximity to the A, C, E, B, D, 1, 2, and 3 trains makes commuting to nearly everywhere a breeze.

Upper West Side rental opens lottery for 52 mixed-income units, from $1,096/month

Applications are now being accepted for 52 mixed-income units in a new luxury rental building on the Upper West Side. Located at 266 West 96th Street, the 23-story building includes 171 luxury apartments and exclusive amenities, including an expansive rooftop terrace. New Yorkers earning 70, 80, and 130 percent of the area median income, or between $40,526 for a single person and $198,250 for a household of five people, can apply for the apartments, priced from $1,096/month studios to $3,703/month two bedrooms.

199-unit supportive housing complex for seniors and families opens on the Upper West Side

A new supportive housingcomplex for low-income families andformerly homeless seniors officially opened on the Upper West Side this week. Located at 145 West 108th Street, the West Side Federation for Senior and Supportive Housing's WSFSSH at West 108 provides 199 new homes for those in need and gives a new home to the Valley Lodge Shelter, a 110-bed development for homeless older adults. The 193,000-square-foot complex includes on-site supportive services and a wide variety of amenities for residents.

Lottery launches for 53 affordable studios for seniors at former illegal Upper West Side hotel

A building that once operated as an illegal hotel and has beenconverted into affordable housing for seniors opened a lottery on Friday for 53 apartments. Located at 117 West 79th Street, Park 79 Apartmentsis a100 percent affordable housing development with 77 rent-stabilized studio apartmentsfor seniors earning at or below 50 percent of the area median income (AMI), including 24 homes for formerly homeless New Yorkers. Residents, who must be aged 62 years or older to qualify, will pay only 30 percent of their income in rent.

Former illegal Upper West Side hotel will become apartments for homeless and low income residents

As part ofa larger planto create much-needed affordable housing, Mayor Eric Adams has expressed his support for converting hotels to residential units. In the first such attempt by his administration, Adams announced on Monday plans toconvert what had been an illegal hotel at 258 West 97th Street on the Upper West Side into 80 new units of housingprimarily for formerly homeless and low-income New Yorkers.

Eight income-restricted condos on the Upper West Side are available for purchase for under $315,000 as part of two housing lotteries that launched last week. Located at 107 West 105th Street and 981 Amsterdam Avenue, the apartments are Housing Development Fund Corporation (HDFC) co-ops, which means they are priced below market rate and designated for New Yorkers with certain household incomes.Qualifying New Yorkersearning 110 percent of the area median income, or between $88,500 and $141,790 annually, can apply for the available two-bedroom apartments.

Affordable housing lottery opens for 79 units on the Upper West Side, from $456/month

In the Manhattan Valley section of the Upper West Side,an affordable housing lottery has just launched for New Yorkers earning 30 or 60 percent of the area median income. The units range from $456/month one-bedrooms to $1,510/month three-bedrooms. The building, known asWSFSSHat West 108, is located at 145 West 108th Street, and it's the first in a two-phase project from the West Side Federation For Senior and Supportive Housing (WSFSSH). When thedevelopment was first announced in 2016, it was contested by local residents for the fact that it would replace affordable, city-owned parking garages anda transitional shelter.

Applications are now being accepted for 269 affordable apartments across three buildings at a development on the Upper West Side known as Waterline Square. The trio of luxury high-rises is located between West 59th Street and West 61st Street on the Hudson River and contains a new 2.6-acre park. Qualifying New Yorkers earning 60 percent of the area median income can apply for the units, ranging from a $1,041/month studio to a $1,553/month three-bedroom. Waitlist opens for middle-income apartments near Lincoln Center

Back in April, 6sqft shared an open waitlist for low-income units at the Brodsky Organization'sOne Columbus Place. The mid-90s tower, located at the amazing intersection of Lincoln Center, Central Park, and the Upper West Side, has 700 total apartments, with 179 reserved as below-market rate. The second batch of affordable units, these set aside for middle-income New Yorkers earning 130 percent of the area median income, are now also accepting applications for a 7,500-name waitlist for future vacancies. They range from $2,116/month studios to $2,733/month two-bedrooms, compared to the building's market-rate listings that range from $3,200/month studios to $6,300/month two-bedrooms.

Enter the waitlist for middle-income apartments near Lincoln Center from $2,300/month

The waitlist is open for $2,300 per month studios and $2,800 one-bedrooms at 33 West End Avenue on Manhattan’s Upper West Side. The building, near Lincoln Center, Columbus Circle and Central Park, features 24-hour concierge service, a fitness center, a shared lounge and bike storage. The waitlist is accepting applications from New Yorkers who earn between $80,743 and $126,060 annually.
